Rental Requirements
RENTAL REQUIREMENTS:
- Picture ID: driver’s license, State ID, or Passport
- Complete rental Application
- Completed credit and criminal background check for all applicants 18
- Monthly income must 3 times the monthly rent amount - Proof of income documents required*
- Positive rental history verification (previous 5 years)
- Security deposit, pet deposit (if applicable) and first month’s rent, payable in cash, cashier’s check or money order.
- Tenant must have rental insurance that covers liability - proof required before move in
- Non-refundable reservation deposit is required upon approval/lease signing to hold the rental home
INCOME:
Verifiable monthly income must be 3 times the monthly rent amount
Example: For a home that is $900/month - your family's gross monthly income must be at least $2,700. To figure the maximum monthly rent you would qualify for, take your total gross monthly income and divide by 3 (i.e. $3000 total income qualifies for up to $1000 month).
INCOME VERIFICATION:
- Two W2 Forms - Copies of your last two W2 (if self-employed)
- Two Pay Stubs - Copies of your last two pay stubs.
- Two Bank Statements - Copies of your two most recent checking bank account statements.
- Any other documents containing source of income- Housing assistance packet, SS, Disability, Alimony etc.
DEPOSITS:
Deposits may fluctuate based on credit, rental history, income, and other qualifying standards.
HOME VISIT:
Home visit by one of the owners for lease signing and reservation deposit collection (deposit is applied to amount owed for lease)
PETS:
Pets are generally allowed, but must be approved. (Service animals assisting residents and guests with disabilities are always permitted.)
- No more than two animals are allowed per home, except for fish.
- Animals must be no less than six (6) months of age. Pet fees will be charged.
- Aquariums will be allowed with a 20-gallon maximum only with proof of insurance for the entire term of the lease.

It’s imperative that ALL our residents and tenants fully understand and acknowledge our pet and animal-related policies. This also includes residents and tenants that do not own a pet or animal. We require EVERYONE to complete a third-party screening and review process. Restricted Animal List (included but not limited to)
Poisonous Animals:Tarantulas, Piranhas
Exotic Animals: Ferrets, Skunks, Raccoons, Squirrels, Rabbits, Birds (parrots, cockatiels, macaws)
A pet non -refundable pet security deposit will be collected prior to move-in.
BANKRUPTCY / FORECLOSURE:
Bankruptcy or Foreclosure: If you've recently had a bankruptcy or gone through a foreclosure you are welcome to submit an application as long as you meet the income qualification. We will request a copy of discharge papers.
EVICTIONS:
If you have a recent or current landlord action suit, or have any open judgments with previous landlords, you will most likely be denied if it was within the past 5 years. In some cases, we will review and consider your situation but might require an additional deposit.
CRIMINAL CONVICTIONS:
Please note that applicants may be denied if convicted of the offenses listed below:
- Crimes Against a Person or Property
- Drug Related Offenses
- Theft By Check Related Offenses
- Worthless Check and/or Bogus Check Related Offenses
- Sex Related Offenses and Terrorism Related Offenses -Declined Regardless of time
- Prostitution Related Offenses
- Weapons Related Offense
- Cruelty To Animals Related Offenses
- Any Other Felony Offense that does not fall within categories above
- Deferred Adjudication and/or Adjudication Withheld
- Pending Cases and/or Arrest Warrants Approved
- Active Status on Probation and Parole
