Emergency Property Maintenance Policy

 

  • FIRE

Leave the building FIRST, and then call 911. Only then you should call the emergency line.

  • BURGLARY 

Call 911 FIRST, then call the emergency line.

  • FLOOD

Call the emergency line and complete a maintenance request through our tenant portal ..

  • HEAT NOT WORKING

This is an emergency only if the outside temperature is 40 degrees or below. Call the emergency line and complete a maintenance request through our tenant portal .

  • AIR CONDITIONER NOT WORKING

This is an emergency only if the outside temperature is 80 degrees or higher. Call the emergency line and complete a maintenance request through our tenant portal.

  • NO ELECTRICITY

If your unit has no power – FIRST check to see if any breakers have been tripped at your service panel. If no breakers have been tripped, please call Ameren Missouri at 1-800-552-7583 to make sure the outage is not just an area wide problem. If the problem is area wide, our property manager will not be able to solve the problem. If there are no power outages in your area and no breakers have been tripped, call the emergency line and complete a maintenance request through our tenant portal.

  • LOST OR STOLEN KEYS

Call the emergency line – the resident will be charged $150 to have the door unlocked. A complete lock change is charged to the tenant based on time and material.

  • DAMAGED OR NON-WORKING LOCKS

Call the emergency line  (the resident may be charged time and material for this repair).

  • NATURAL GAS ODOR

Leave the building FIRST then call Spire at 1-800-887-4173. Call the emergency line.

  • PLUMBING ISSUES

For clogged toilets (if the water is overflowing onto the floor) – FIRST turn the water valve behind the toilet to OFF. Then call the emergency line. If you experience no water service FIRST call the water company for water main breaks in the area. If there is a major water pipe leakage, call the emergency line and report through our tenant portal ..

 

How Do I Contact Emergency Maintenance?

If you have a true emergency (see above), please call 314-467-8022

for our on-call Property Manager. If you are asked to leave a message please provide the following information.

·       Your name clearly

·       Your property address

·       Your telephone number

·       Brief description of the problem (a few sentences or phrases)

Our Property Manager will determine when someone will be sent out.
